TENANCY INFORMATION
The following information should assist you in dealing with Street Property Group and ensure a trouble free tenancy.

Viewing Available Properties
Please check our website for open times, which are updated daily. Alternatively you may telephone or call into our office.
Applying for a Property
You will need to complete a Tenancy Application From which includes, but is not limited to, personal information, employment details, tenancy history and referees. Your application should also include a copy of your photo ID, rent receipts and any supporting documentation. We endeavour to process applications within 48 hours of being received complete.
Once your Application is Approved
Once notified of your application being approved, you should immediately arrange for one weeks rent to be paid as a deposit and finalise an appointment to complete the Residential Tenancy Agreement and related documentation. At your appointment to complete the Residential Tenancy Agreement, you must pay the following by bank cheque or money order:
· Pay: The Rental Bond Board, an amount equivalent to 4 weeks rent.
(unfurnished/furnished property bond rates)
· Pay: Your first two weeks rent less any deposit previously paid
With all necessary paperwork signed and all monies paid, you will be issued with the keys to your new home.
Rental Payments
Rental payments, under your Residential Tenancy Agreement are payable in advance. If at any time you are unable to make a rental payment on or before the due date, please make immediate contact with your Property Manager.
Rental Bond
Your rental bond will be lodged with the NSW Department of Fair Trading. The bond is held as security against any damage or undue wear and tear. The bond will be refunded promptly after you vacate, providing the property is left in as close as possible to the condition as when your tenancy commenced and there are no monies owing.
Periodic Inspections
During the course of your tenancy, the premises will be inspected periodically by Street Property Group. Our office will contact you to arrange a mutually convenient time.
Keys
A duplicate key to all properties is retained by Street Property Group for emergency access. If in the event of an after hours call out or the appointment of locksmith required, an appropriate fee will be charged.
Locks may not be changed unless prior arrangements are made with the agent.
Insurance
Contents insurance is strongly recommended.
Electricity, Gas and Telephone
For ease of relocation Street Property Group provide a free service by “Direct Connect” to instigate utility connections on your behalf.
Alternatively if you choose to contact the relevant utilities yourself contact details are as follows:

Repairs and Maintenance
All repairs are to be put in writing; an online form is available for your convenience.
Only emergency repairs will be accepted verbally. All repairs are attended to as promptly as possible, however Street Property Group is to obtain the Landlord’s approval and/or quotes before any work can commence.
If appointments are not kept a service charge may be applied.
Termination of the Residential Tenancy Agreement
Your Residential Tenancy agreement is a legal and binding contract, providing protection for both you and the Landlord. You can terminate the Residential Tenancy Agreement in the following ways:
· If you intend to vacate at the end of your Residential Tenancy Agreement you are required to give fourteen (14) days written notice prior to the expiry of the fixed term of your Agreement
· Once the fixed term has expired, you are at liberty to continue living at the property or to vacate. If you intend to vacate, written notice to that effect must be received by our office at least twenty one (21) days prior to vacating
Lease Break
If however, unforeseen circumstance arise and you have to vacate prior to the expiration of your Residential Tenancy Agreement, please contact your Property Manager immediately and we will endeavour to find another suitable tenant. However, a break fee i now applicable, penalty of between 4 and 6 weeks rent applies for a lease of 3 years or less.
