Located in the geographic heart of the City of Newcastle, New Lambton is a highly coveted suburb for home buyers and for good reason.
Picturesque tree-lined streets, plenty of parks and recreational facilities, thriving local shopping strips, easy access to major roads and public transport options, and some of the most highly regarded schools in the region, New Lambton ticks all the boxes when it comes to liveability.
Spanning an area of 5.5 km² and just six kilometres west of the Newcastle CBD, the suburb is steeped in history having its origins as a coal mining township established by brothers James and Alexander Brown in 1867.
During World War II, New Lambton Public School was requisitioned by the government and used as No. 2 Fighter Sector Headquarters. In recognition of this, the school was granted permission in 1995 to fly the Royal Australian Air Force Ensign and is the only school in Australia allowed to do so.
The property market in New Lambton for buyers, sellers, renters, and investors
Homes in New Lambton are a solid mix of freestanding Californian bungalows, weatherboard cottages, contemporary houses, and some of the grandest mansions to be found in suburban Newcastle. There is also a good concentration of units and townhouses, the latter due in many cases to the generous size of individual blocks of land.
Overall, the median house price in New Lambton was $725,000 and an apartment/unit was $455,000 as of June 2020, although the average price for homes may be a little deceptive. Thanks to the generally high quality of the original housing stock in the area, it is a home renovators’ paradise. You would be hard-pressed to find a New Lambton street where a tidy 1950’s-era cottage hasn’t been transformed into a large contemporary family home that subsequently attracts asking prices above $1 million.
And then there is the prized pocket in the elevated western outskirts of the suburb where sprawling mansions are surrounded by stunning gardens and beautifully manicured lawns. These tightly held homes located along Curzon Road and Carrington Parade, and surrounding streets, can command prices within the $2 million ballpark when on the market.
From a rental perspective, homes in New Lambton average a weekly income of $480 per week and units an average of $360. The rental market can be tight due to the popularity of the area and that 70 per cent of dwellings are owner-occupied, but it makes for an attractive location for investors, nonetheless.
Location, Lifestyle, Convenience
The 10,000 or so people who call New Lambton home are its loudest supporters and fiercely territorial about ‘their’ neck of the suburbs’ woods.
There’s New Lambton ‘on the flat’ centred around Novocastrian Park - the home of New Lambton Football Club - and the Orchardtown Road shopping strip, and ‘the hills’ with its epicentre the cafes, pubs and boutique shops along Regent Street and Alma Road and stretching to the northern and westerly limits of the suburb.
To outsiders it’s all one and the same, but to locals it’s the little nuances that make all the difference. Like your preferred watering hole (Blackbutt Hotel, General Roberts or middle ground pub The Duke) or where you grab your daily coffee (Corner Lane or Little Lane). Regardless, there is plenty to see and do!
For sports lovers, McDonald Jones Stadium is the home of the Newcastle Knights and Newcastle Jets. While technically in the neighbouring suburb of Broadmeadow, the stadium is a dominant feature of the landscape for those living in the hills looking towards the east.
Football fields, soccer and cricket pitches, and outdoor playgrounds are dotted throughout the suburb and New Lambton Skate Park is a popular place for local teens to gather. Lambton Memorial Swimming Centre is easily accessible and gym lovers can get their fitness fix at Balance New Lambton.
Nature lovers are in for a real treat with Blackbutt Reserve and Ritchley Reserve occupying a large section of the south-west corner of New Lambton. Here you will find a unique natural attraction, explore the wildlife exhibits and participate in nature-based activities. Picnic and BBQ facilities are readily available and there’s an opportunity to get up-close to a range of animals.
From a health and wellbeing perspective there are many health professionals located in the area specialising in everything from dentistry, physiotherapy, and chiropractic care, to general family medical practices and naturopathy.
John Hunter Hospital (the only major trauma centre outside of Sydney) and John Hunter Children’s Hospital (a specialised tertiary referral paediatric hospital delivering complex medical, surgical, major trauma and neonatal care services for Northern NSW) are located in the New Lambton district. As is Newcastle Private Hospital, which is co-located with John Hunter Hospital and specialises in maternity (including IVF), cardiac, oncology and rehabilitation services.
